Rental guest understands and agrees that we will accept families, married couples, and responsible adults over the age of 21. People under the age of 21 MUST BE accompanied by their parents AT ALL TIMES while on the property. We reserve the right to refuse to rent to anyone who has rented from us in the past and caused problems.

Reservation Policy
All the cabins require a two night minimum stay. "Sometimes" we can rent for one night on a "walk-in" basis only. One night stays on Sundays-Thursdays will be at the weekend rate. One night stays on Fridays or Saturdays will be charged a "One night fee" of $20. Advance reservations are not taken for one night stays.
If a reservation includes a Friday or Saturday night, two nights will be at the weekend rate. The Rental rate will be adjusted at the office when the reservation is received.
Holidays require a 3 or 4 night minimum stay. Three nights are required on Memorial Day, 4th of July, Labor Day, and Christmas. Four nights are required over Thanksgiving. All nights will be at the weekend rate. The other Holidays only require the normal 2 night stay but both nights will be at the weekend rate.
An email confirmation will be sent to you with the adjustments made.
When you make your reservation, your Visa card or Master Card will be charged one half of the total amount due. The balance will be due at time of check-in. We accept Visa, Master Card and cash at that time. If you modify your reservation more than once you are subject to a $30.00 administrative fee. (See Reservation Rescheduling Policy).

SMOKING POLICY
We have a very strict Smoking Policy! Absolutely NO SMOKING is allowed in any of our cabins or in the Castle Inn.
If smoking is detected in the cabin, your TOTAL damage deposit will be forfeited! If smoking is detected in the Castle Inn room, you will be charged $75.

Damage/Security Deposits are Required on all Property Rentals - No Exceptions!
A $200.00 security deposit is required for all one to three bedroom cabins, and a $500.00 security deposit is required for all four,five, and six bedroom cabins.(The deposit is not required for Castle Inn guests.) PREFERABLY in the form of a CHECK but a DEBIT card imprint is also accepted. A credit card CANNOT be used for the security deposit. This deposit insures the owner of the property in the event of damages occurring during your visit. The deposit will be refunded within 10-14 days of departure once the unit has been cleaned, inspected and determined that the guests have caused no damage or violated any policies. Guest acknowledges A-1 Vacation Rentals authority to charge guest's credit card for damages to the unit occupied by the guest and/or his/her guest(s), if the amount of damages exceeds the amount of the damage deposit. The damage deposit also covers any additional cleaning fees that may be incurred due to the guest leaving the cabin and/or yard excessively dirty. We reserve the right to make any changes accordingly.

PROCESSING FEE
One, Two and Three bedroom cabins have a processing fee of $30. Four,Five, and Six bedroom cabins have a processing fee of $75. All cabins list the processing fee in the cabin descriptions.

A-1 VACATION RENTAL'S------Cancellation Policy
In the unfortunate event that it is necessary for you to cancel your reservation, please see below:
If you cancel 11 days or more from the date of your arrival,you will be charged a $30 cancellation fee.The balance of the deposit will be refunded to you.
If you cancel 10 days or less from the date of your arrival, half of the total amount of your reservation will be charged, plus a $30 cancellation fee.
In the event that you do not contact A-1 Vacation Rentals to cancel your reservation, it will be considered a "NO SHOW". "NO SHOWS" will be charged the TOTAL amount of your reservation, plus a $30 cancellation fee. Please don't let this happen.
You must call the office during regular business hours and receive a cancellation number for your cancellation to be valid.

CASTLE INN'S-------Cancellation Policy
If you cancel your reservation less than 24 hours ahead of time, there will be a $30 cancellation fee charged.
If you cancel MORE than 24 hours from your date of arrival, there will only be a $15 cancellation fee charged.
In the event that you do not contact A-1 Vacation Rentals to cancel your reservation, and you do not come, it will be considered a "No Show" and you will be charged the TOTAL amount of your reservation, plus a $30 cancellation fee. Please don't let this happen.
You must call the office during regular business hours and receive a cancellation number for your cancellation to be valid.
NO EXCEPTIONS FOR ANY REASON. THANK YOU!

Keys
We require a refundable $5.00 key deposit at time of check-in, $10 if you want 2 sets of keys. Your key deposit will be returned to you when you turn in your keys. The keys must be brought to the office, not left in the unit.
The guest(s) ARE responsible for any lost keys. In the event that keys are lost, misplaced, not returned, etc., there will be a $50.00 charge.

Check-In Time is 3 pm
"IF" the property is ready early, you are welcome to check-in early. But we can't "promise" the unit until 3pm. Keys are not available until the unit is ready for occupancy. No exceptions to this policy will be made.

|
|
Check-Out Time is 11am
Guest(s) not departing by 11am will be subject to additional charges. The charge is $25.00 per hour until 3pm. After 3pm a full days rate will be charged. Late check-outs, with the fee, can only be done with permission from the office.

|
|
Phone Calls
Some properties are equipped with telephone service, but not all of them. Guest(s) agree to make all long distance calls with a calling card.

|
|
|
Satellite/Cable Television/Internet Services
All properties are privately owned and have different subscription packages for cable and/or satellite/internet services. A-1 does not guarantee any programming or give any refunds due to television program reception or internet service interruptions at our properties. A $100 fine will be imposed and deducted from your security deposit if you disconnect any tv wires.

Access for Repairs
An A-1 authorized employee or authorized repairman may enter the premises for any purpose connected with the repair, care or maintenance of the premises.

|
Hot Tubs
To protect your health, all hot tubs are drained, cleaned and refilled after every checkout. Most cabins in the mountains have their own wells. This occasionally may cause a permanent hardwater ring on the hot tub. HOT TUB COVERS ARE INSPECTED AFTER EACH CHECKOUT-ANY DAMAGE TO THE HOT TUB COVER WILL BE THE RESPONSIBLITY OF THE GUEST AND CHARGED ACCORDINGLY. Hot tub covers are expensive so please be very careful with them. A $35.00 fee will be charged to have the hot tub cleaned again during your stay. Caution: The chemicals in Hot Tubs CAN cause fading of swimsuits. A-1 Vacation Rentals will not be held responsible.

PET POLICY: NO PETS ARE ALLOWED!
NO PETS are allowed in or on the premises,EXCEPT for our 2 pet friendly cabins (American Dream and Wildwood)!
Only dogs under 30 pounds are allowed and only 2 dogs per cabin. When your dog is left in the cabin unattended it MUST be crated. You will need to bring your own crate, and pick up the doggy poo in the yard before check-out!
A $100 non-refundable pet fee is required.
IMPORTANT: THE UNAUTHORIZED OCCUPANCY OF PETS WILL RESULT IN IMMEDIATE EVICTION AND LOSS OF ALL RENTALS AND SECURITY DEPOSITS!!

No House Parties/No Extra Guests
Rental guest understands and agrees that we will accept families, married couples, and responsible adults over the age of 21. Guest(s) also agree that the premises shall not be occupied by more than the number of people stated on the reservation. If the unit is occupied by more than the number of people stated, it will result in eviction with loss of total rent, security deposit and/or additional charge to credit card. Occupants in use of premises shall not disturb or offend neighbors in any manner. The use of FIREARMS or fireworks is strictly prohibited. Any complaints of any nature will be dealt with on a case-by-case basis and dealt with accordingly.

Extra Guest Charges
Two children under the age of 12 may stay free with paying adults. However, each adult and/or child above and beyond this requirement will be charged $10.00 per person per night. Each property says "Sleeps(and a number)" and that is the MAXIMUM occupancy allowed.

All information pertaining to individual listings is believed to be accurate but cannot be guaranteed. Amenities are subject to change.

Refund Policy
All qualified refunds will be reviewed by the management. Refunds which are awarded will be prorated to comply with individual's situation. Refunds awarded will be issued by the accounting department of A-1 Vacation Rentals, Inc. within a time period of 2-3 weeks. No Cash Refunds Are Given!

|
Issues Beyond Our Control
No refunds will be given for issues beyond our control, such as inclement weather, city water main breakages, power outages, rough roads, cable/satellite/internet reception, or acts of nature. We suggest you bring a flashlight, in case of the unlikely event of a power outage. All of our cabins are routinely treated by Pest Control. This can cause a few dead bugs to be found in the cabin. Rest assured your cabin has been properly treated.

Appliance or Mechanical Failure
In the event of appliance or mechanical failure of any type at the unit, A-1 Vacation Rentals, Inc. will make every attempt to repair the problem or move the guest(s) to a different unit if possible. You will be given an emergency number to be used after office hours for emergencies only such as: no heat, smell gas, no water, etc. Other equipment failures such as problems with the hot tub, gas fireplace, TV, etc., leave a message on our office voice mail. Repairs will be made as quickly as possible. However, the property owner and rental company will not give refunds in the event of a mechanical failure, absence of any item. or for any public utility problem.

Reservation Rescheduling Policy
In the event you need to reschedule your reservation, dates or property more than one time, a $30.00 fee will apply for each additional change. Any and all changes must be made 11 days or more from your date of arrival.

|
Gift Certificates
Gift certificates are issued on a per case basis or by purchase. All Gift Certificates expire 6 months from the date of issue.

|
|
Damages
Guest(s) shall leave premises in neat and undamaged condition. All cooking and eating utensils must be washed and put away. All food must be removed from the refrigerator and cabinets. All garbage must be put in the garbage cans and not left scattered around the cabin. Furniture must be placed in its original location. There should be no missing or damaged linens. You are responsible for cleaning your own grill prior to departure. And please, NEVER put Charcoal in a GAS Grill. Smoking is not allowed in the cabins. Failure to follow any of these rules will result in loss of deposit and/or additional charges to the guest(s) credit card. (See "Security Deposits..." above)
Cabins which have hot tubs have the hot tub rules clearly posted and these rules must be adhered to at all times by all guests.
Guest(s) shall be solely responsible for any property damage, accident, injury, or loss sustained by any person including loss of money, jewelry, and any other items of personal property, arising out of or in any manner related to guest(s) stay. Guest(s) shall inspect and be familiar with property use and application such prior to using them. Guest(s) hereby agrees to indemnify and hold A-1 Vacation Rentals, Inc. and/or homeowner harmless and not responsible for any and all claims including those of third parties arising out of or in any way related to guest(s) use of premises or the items of personal property therein. Guest(s) assumes the risk of injury or other loss's relating to any recreational activities and will hold homeowner and A-1 Vacation Rentals, Inc. harmless with respect there to. Returned Checks
A $25.00 service charge will be incurred for any returned checks.

|
Published Rates Info
All published rates are nightly rates with the exception of the weekly rate which is for 7 consecutive nights. The "extra night" rate, means the 8th night.

Rates subject to change
The rates are subject to change throughout the year.If the rate goes up or down your rate will be what you were quoted and will not change.
|
|
|
|
Furnishings subject to change
The furnishings are subject to change. A-1 Vacation Rentals cannot guarantee the EXACT furnishings as pictured. Sometimes owners replace or remove a piece of furniture, lamps, window shades, or draperies, etc.

|
|
|
Loss and Damages
Guest agrees to indemnify and save A-1 Vacation Rentals, Inc. its employees and contractors free and harmless from any claim or liability for any loss or damage arising from, related to, or in connection with the rental of any unit/property, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by guest or any invites.

Property Becoming Unavailable
In the event that the owner of his privately-owned dwelling elects to remove his property from the management responsibility of A-1 Vacation Rentals, Inc., or property becomes unavailable due to sale or damage, A-1 shall not be held liable by guest(s). However, A-1 will make every effort to move the guest(s) reservation to a comparable property for that same time period if at all possible. A move of this nature may result in an increase or decrease in the rent charges depending on the property that is mutally agreed upon between A-1 and the guest(s). If no agreement can be reached the guest will be provided with a refund in the form of a gift certificate that may be applied toward a future stay.

|
Linens and Supplies
A-1 provides all guests with a starter set of linens. This consists of one bath towel and wash cloth per guest, one handtowel and bathmat per bathroom, one set of sheets and bedspread per bed, and an extra blanket. Also provided is a roll of paper towels, dish detergent, a trash bag for each trash container, and one small bar of soap and one roll of toilet tissue per bathroom. If you believe you will need more than what is provided, we suggest you bring extra items or plan on purchasing them in Helen.
Housekeeping will NOT be cleaning your cabin during your stay. The cabin is cleaned before you arrive and after you leave.

Policy Violations
Any guests found to be in violation of any of the above policies will be dealt with accordingly.

No Tents Allowed On The Property
We're sorry, but tents, or any type of camping equipment is NOT allowed on the property.

DO NOT TRESPASS
You will be renting one unit and that particular yard. Do not trespass on the neighbor's property. This is VERY important and just good manners.

|
|
Lost and Found
Homeowner and A-1 Vacation Rentals, Inc. are not responsible for articles left on premises. If you leave an item behind, we will be happy to return it to you if you provide a USPS self-addressed stamped envelope, or you may send UPS with a box and shipping label to pick up the item. Lost and found items will be held for 14 days. After such time all items will be disposed of.
